The Challenge

A new boutique multi-residential development in a northern suburb of Perth required a reliable and energy-efficient hot water system to service seven luxury apartments. Bromic was briefed to deliver a compact system that would ensure reliable hot water performance during peak usage periods across multiple dwellings, while adhering to strict safety and compliance requirements. Meeting the Built Environment Sector Plan (part of the Net Zero plan) meant eliminating reliance on gas infrastructure and reducing whole-of-life maintenance demands – effectively future-proofing the development.


Our Solution

Bromic’s HF-318 and HF-327 3-Phase Instantaneous Electric Water Heaters provided a compact, tankless solution that met the project’s space and efficiency needs. These units heat water only as needed, eliminating standby energy losses and minimising water wastage and dead legs, improving the efficiency of the entire building.

WaterMarked certified to AS/NZS 3498 (WM 40268), the units deliver compliance peace of mind, and safe and consistent hot water delivery. Built-in overcurrent and overload protection safeguards internal components and ensures safe operation.

Instant hot water performance scales with inlet temperature and demand requirements, with electronic temperature control ensuring consistent delivery. Pre-set to 50°C, the units provide resident-safe hot water without the need for a separate tempering valve, reducing installation costs and complexity.

The efficient decentralised design simplified maintenance with no tanks to corrode, no Legionella risk and no complex monitoring requirements. Individual units can be serviced or replaced without impacting supply to the entire building, supporting reliability and lower lifecycle costs.

Can electrical diversity be applied to 3-Phase Electric Hot Water systems?

Yes. Electrical diversity is used when multiple 3-phase EHW units are installed on the same project. Since not all hot water units operate at once, this allows for more accurate electrical load calculations and can significantly reduce the size and cost of wiring, cabling and switchboards. 

How do 3-Phase hot water heaters improve energy efficiency?

By heating water only when needed, Bromic 3-Phase Instantaneous water heaters eliminate standby losses and reduce wasted cold water. This results in lower energy consumption and reduced running costs for the building. 

What safety and compliance standards do Bromic water heaters meet?
