The Challenge
The development in Queensland is a steel-frame residential complex that comprises 39 apartments across five levels. Our brief was to supply a scalable hot water system that would serve each apartment individually without the need for bulky storage tanks, or a centralised plant room. We needed to come up with a solution that would be space and energy efficient, as well as meeting compliance requirements, all while supporting planned staged delivery across two construction phases.
Our Solution
Bromic’s HF-327 3-Phase Instantaneous Electric Hot Water Heaters are pre-set to 60°C and deliver reliable, decentralised on-demand hot water to each unit with electronic temperature control, ensuring safety and consistency across fixtures.
Compact and wall-mounted, the HF-327 meets space and convenience requirements and eliminates the need for gas connections, flues, or shared storage systems. Because they heat only as required, each unit achieves a 30°C rise at 11.3L/min, removing any standby losses and reducing water wastage. The built-in overcurrent and overload protection keeps internal components safe, giving peace of mind to residents and developers.

Simplified Installation & Design
Placing individual units in each apartment was designed to remove the need for a centralised plant room, thereby streamlining the installation and reducing the complexity of the project.

Pre-set 60°C units with electronic temperature controls were chosen to ensure compliance with AS/NZS 3498 while providing the capability to deliver consistent, safe hot water supply.
Low Maintenance & Reliable
By avoiding the risks of leaks, corrosion, accumulated sediment, or Legionella growth that come with tanks, the decentralised design was intended to minimise the need for system-wide maintenance downtime. The decentralised design allows for individual units to be serviced or replaced without impacting the rest of the complex.

The system is compact, efficient, and fully electric, aligning with industry demand and Australia’s Net Zero plan, and was specified to deliver energy conscious, gas-free designs that provide a regulation-ready solution for modern multi-residential projects.

Yes. Electrical diversity is used when multiple 3-phase EHW units are installed on the same project. Since not all hot water units operate at once, this allows for more accurate electrical load calculations and can significantly reduce the size and cost of wiring, cabling and switchboards.
By heating water only when needed, Bromic 3-Phase Instantaneous water heaters eliminate standby losses and reduce wasted cold water. This results in lower energy consumption and reduced running costs for the building.
For example, the units installed in the Woodlands WA project were WaterMarked to AS/NZS 3498 and installed in accordance with AS/NZS 3500. Each unit features electronic temperature control pre-set to 50°C, meeting safety requirements without requiring a separate tempering valve.
Without central storage tanks, there is no risk of Legionella growth, corrosion, or sediment build-up. There is also no need for ongoing monitoring. Individual units can be serviced or replaced without interrupting hot water supply to other parts of the building.
